SUMMARY:

The thesis aims to analyze the housing movement of the “elite”, in order to identify the spatial and social characteristics of the city that dialogue with housing mobility reflected in the behavior of the real estate market, observing criteria of composition, needs, preferences and spatial characteristics . The guiding problem lies in the dynamics of urban land occupation, the result of class division, which produces a stratified and segregated settlement. Based on the premise that the built form of the city affects its performance, it is assumed that: a) location and accessibility make up relevant elements in the valuation, distribution and occupation of land; and b) its consumption is motivated by profit. The study, based on the above assumptions, seeks to understand the housing issue from the perspective of the elite, taking as a case study Goiânia/GO, a large city with urban and social problems similar to several Brazilian municipalities and considered by the UN as the most unequal capital in the country and the tenth in the world. The investigation is structured according to the strategies of the Theory of Social Logic of Space (Space Syntax), through the comparison of configurational and non-configurational data, especially those related to the real estate market. The intention is to answer three research questions – 1) How does the spatial configuration contribute to understanding the movement of the elite from the center to the fringes of cities, and their recent return to the expanded center?; 2) What are the main demands of the elite regarding the occupation of the city in its different movement processes?; and 3) What are the main attributes present in new developments (the “club condominiums”) that justify the loss of individual space and increased density to the elite real estate consumer? – linked to the following hypothesis: the permissiveness of legislation and the conditions of configurational accessibility affect the movement of the elite, which can be mapped through the housing career record.
