SUMMARY:

Urban planning and management in Brazil face major challenges, especially with regard to the impacts caused by travel-generating hubs. These impacts affect urban infrastructure, traffic, and the environment, requiring an analytical and integrated approach for their assessment and mitigation. A significant gap is observed in the absence of spatial analysis tools and definition of measures to measure the impacts on land use and occupation of different types of travel-generating hubs. In addition, there is a lack of integration between traffic, neighborhood, and environmental impact studies, making it difficult to implement effective mitigation or compensation measures and to enhance positive impacts and consequent urban development and quality of life. Thus, the main objective of this research is to develop a spatial analysis procedure for the impacts on land use and occupation of travel-generating hubs. The proposal aims to integrate the different types of spatial analyses, based on the creation of urban scenarios through georeferenced modeling, providing an effective tool for urban planning and allowing a comprehensive assessment of the effects of land use and occupation changes on the city. By developing a procedure that relates different aspects of analysis (occupancy, accessibility, density, activities, degree of inconvenience), the research contributes to the creation of more efficient, sustainable public policies that are applicable to the reality of cities, promoting more integrated urban management. The research adopts an approach based on spatial analysis, aiming to integrate the different types of urban impacts (traffic, neighborhood and environmental). As a result, an urban planning instrument has been created that allows the analysis of the impacts of travel-generating hubs on the management of land use and occupation.
